Every property management program we reviewed over the past few years has revolved around the property management business. For owners, these programs
were either trimmed down in function or limited as to number of units, or both. EasyRentalTools recognizes that an owner's perspective is different than a property managers,
not a subset of.
It's common, in fact, to have property management software treat dispersions to owners as an expense! The reason for this is everything with this type of program is written from the property manager's point of view. A property manager collects rent and then "pays" the owner. In their accounting this payment to the owner is not a lot different than a repair expense for the property. Obviously, this is an odd way to look at things as a property owner.
The other major difference between EasyRentalTools and most other property management software is how expenses are categorized. For most software a repair is treated no differently than the purchase of a new stove yet these two expenditures are completely different! A repair can be written off in the year incurred but the stove can only be depreciated over a 5 year period! EasyRentalTools tracks this properly for you, the property owner.
